The LEED Green Building Rating System is a program developed by the US Green Building Council (USGBC), a nonprofit organization of architects, construction companies, product manufacturers, engineers, consultants and many others.  It is a voluntary, consensus-based, market-driven building rating system based on existing techniques and materials.  The rating system uses accepted energy and environmental principles to evaluate the whole building, and an integrated approach in the evaluation of an entire project.

 

The heart of LEED is the checklist of credits to determine the available points toward certification.  The list is divided into five categories (sustainable sites; water efficiency; energy and atmosphere; materials and resources; and indoor environmental quality) with a description of the prerequisite and credit, and some sample technologies or strategies for achieving the credit.

 

Up to a total of sixty-nine credits can be earned.  Projects can receive one of four different ratings depending on the number of credits earned.  Ratings are LEED Certified, Silver, Gold and Platinum.

Green Buildings are good for the environment, but they can also prove to be good for the bottom line. Upfront construction costs for sustainable buildings are coming into line with traditional building types, but it is the long term savings that are most dramatic.

Building owners can expect to see a 50% or greater reduction in their operating costs ($.50-$.60 per square foot annually for green buildings versus $1-$2 for traditional buildings). Additionally, studies have consistently demonstrated that high performance buildings support healthier and happier workers. Providing employees with a better work environment reduces absenteeism and increases productivity.
